Our aim is to find you the perfect property to suit your requirements with the minimum of hassle.

Finding a property

The first step is to contact us to provide brief details about yourself and about the accommodation you require. We then search our database for suitable properties for you to view. If not urgent, we log your details so that we can contact you as suitable properties become available. It is wise to start looking about a month before you wish to move, as the nicer properties are viewed and reserved quickly. Our tenancies are granted for a minimum term of 6 months, which may be renewed if all parties are in agreement.

Please note that for your safety and peace of mind -

  • All of our managed properties are Gas Safe certificated, and inspected for electrical safety, and furniture fire safety
  • All Tenancy Deposits (bonds) are held in accordance with the Deposit Protection Regulations.

Viewings

Viewings will be arranged at times to suit you, including evenings and weekends, and you will invariably be accompanied by a member of staff, who can give advice and answer any questions you may have.

Reserving the property

Once you have decided on a property, you will need to reserve it by paying a 'holding deposit' (aka 'reservation deposit'), usually equivalent to two weeks' rent. Assuming that the tenancy goes ahead, this will be deducted from the monies due before you move in. If the landlord declines to grant the tenancy, it will be refunded less our admin fee. However the deposit will be forfeit if you decide not to proceed for any reason, or if you fail to provide complete and accurate information in your application.

References

As a minimum we will require satisfactory references from your employer (or college), a previous or current landlord, and a credit reference report.

We may also require a personal reference, and sometimes a guarantor. We may use the services of an independent referencing company to obtain and evaluate these references.

Rents

Rents are normally quoted calendar monthly, and payable monthly in advance. The tenant is usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order to our company bank account or your landlord's bank account.

Deposit

A security deposit of a minimum of one month's rental will normally be required. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations, and you will be provided with the appropriate prescribed information and receive details regarding the scheme used. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.

Fees

We charge a modest fee per applicant to cover administration and referencing costs. On application, all prospective tenants will be required to pay a non-refundable referencing & administration fee:

STANDARD PRE-TENANCY TENANT APPLICATION FEES

  • First applicant Tenancy Application Fee (includes Tenancy Agreement & Credit Check) = £230.00 (inc VAT).
  • Additional Applicant Admin Fee (if required) = £90.00 (inc VAT).
  • Guarantor Admin & Referencing Fee = £60.00 (inc VAT)
  • Check-In Fee - £50 (inc VAT).
  • Check-out fee: (Payable upon check-out) - £50 (inc VAT).
What is the Tenancy application set up fee?
The tenancy set up fee includes the cost of referencing – which will cover checking your credit status, previous employer, current or past landlords, and taking into account any other information to help assess the affordability of your tenancy application. The fee also includes providing a Tenancy Agreement and protecting your security deposit with My Deposits scheme.

When do I pay the Tenancy set up fee?
After a viewing and when you have decided to apply for the property. We will provide you with a Tenancy Fee Declaration form which lists the fees that are payable. You will then be asked for your tenancy set up payment, which will be you’re first step to moving into your new home. Any additional fees that may be applicable to you, for example a guarantor fee, will be collected on the day that you sign your tenancy agreement along with your rental and security deposit payment.


MID-TENANCY TENANT FEES (ONLY CHARGED AS REQUIRED)


  • Duplicate Tenancy Agreement = £10.00 (inc VAT).
  • Colour Copy of signed Inventory = £20.00 (inc VAT).
  • Returned cheque or Standing Order = £20.00 (inc VAT).
  • Returned cheque or Standing Order = £20.00 (inc VAT).
  • Late rent chase letter = £25.00 (inc VAT) we will initially chase late rent via email, phone & text – we will only write if there is no response / payment after 7 days.
  • Cash or card processing fee = £10.00 (inc VAT) where a rent payment is made in cash or on a card rather than by Standing Order.
  • Breach of tenancy letter = £25.00 (inc VAT).
  • Late payment fee = £30.00 (inc VAT).

EXTENSION FEE (ONLY CHARGED AS REQUIRED)


This is the cost of preparing a new Tenancy Agreement and negotiating with your landlord for a further fixed term tenancy. Extending your tenancy, if agreed by your landlord, gives an assurance of staying in the property for a further fixed period, and avoids the uncertainty of a landlord serving notice at any given time.

  • First applicant Tenancy Renewal Application Fee (includes New Tenancy Agreement & New Credit Check) = £90.00 (inc VAT).
  • Additional Applicant Admin Renewal Fee (if required) = £45.00 (inc VAT).
  • Guarantor Admin & Referencing Fee = £35.00 (inc VAT).
  • Check-In Fee - £25 (inc VAT).
  • Check-out fee: (Payable upon check-out) - £25 (inc VAT).
